Why so many Berliners are moving to the south-west

The south-west is the green side of Berlin: Grunewald, Wannsee, the Teltow Canal, lakes and villa colonies. Just beyond the city boundary lie Teltow, Kleinmachnow and Stahnsdorf, with their own schools, shops and plots of a kind that are now hard to find in Berlin.

For families from Kreuzberg, Schöneberg, Steglitz or Charlottenburg, the move usually means a house with a garden instead of a flat, one more children's room, and a commute that, with the S25, S1 or regional train, still takes less than an hour. Demand is correspondingly high, and the best properties often change hands before they appear on the portals.

We have been guiding people through this step from Teltow for over 20 years. We will also tell you where the drawbacks lie: where the bus is the only connection, where new development areas are still growing, and where prices have already reached Berlin levels.

  • Property search request: properties before they reach the portals
  • Selling your Berlin flat and buying in the south-west from a single source

Questions from Berliners who want to move to the south-west

Which places south-west of Berlin are suitable for moving out of the city?

Teltow, Kleinmachnow and Stahnsdorf lie directly on the city boundary, with Großbeeren and Ludwigsfelde a little further south and Potsdam to the west. Within Berlin, Zehlendorf, Lichterfelde, Dahlem, Lankwitz, Wannsee and Nikolassee are the green districts of the south-west. Teltow and Großbeeren have their own railway stations, while Kleinmachnow and Stahnsdorf are connected by bus to the S-Bahn at Wannsee or Zehlendorf.

How long is the commute to Berlin from Teltow, Kleinmachnow or Großbeeren?

From Teltow Stadt, the S25/S26 takes about 30 minutes to Potsdamer Platz. From Großbeeren and Ludwigsfelde, the regional train reaches Berlin Südkreuz in around 20 to 25 minutes. From Kleinmachnow and Stahnsdorf, buses connect to the S1 in Zehlendorf or the S7 in Wannsee; allow 35 to 50 minutes to Zoo station. By car, these places are served by the B101, Potsdamer Chaussee and the A115.

Is living south-west of Berlin cheaper than living in the city?

In Teltow, Stahnsdorf, Großbeeren and Ludwigsfelde, the price of an owner-occupied flat in Berlin will often buy you a house with a garden. Kleinmachnow is priced on a par with good Berlin locations, while Zehlendorf, Dahlem, Wannsee and Grunewald are above that level. We can give you a well-founded assessment with our free valuation or in an initial consultation.

How does the search work if I still live in Berlin?

You set up a property search request. We let you know about suitable properties before they appear on the portals, bundle viewings into a single appointment and support you all the way to the notary. Many of our clients come from Berlin and previously know these places only from a day out.

What are the schools and nurseries like in the south-west?

Kleinmachnow, Teltow and Stahnsdorf have primary schools, secondary schools and nurseries locally, including international and independent schools. In the Berlin districts of Zehlendorf, Dahlem and Lichterfelde you will also find grammar schools, the Freie Universität and the John F. Kennedy School. We are happy to discuss which school suits your family during the viewing.

Can I sell my Berlin flat and buy in the south-west at the same time?

Yes. We value your Berlin property, coordinate the timing of the sale and the purchase, and work with financing partners who can provide bridging finance. This way you avoid paying twice and being put under time pressure.

What additional costs arise when buying in Brandenburg?

In Brandenburg, real estate transfer tax is 6.5 per cent of the purchase price. In addition, there are notary and land register fees of around 1.5 to 2 per cent, as well as the estate agent's commission, which for residential property is shared between buyer and seller. In Berlin, real estate transfer tax is 6 per cent.

Why choose IBV Immobilien for your move from Berlin to the south-west?

We have been based in Teltow since 1989, know both sides of the city boundary and carry out valuations as IHK-certified (Chamber of Commerce and Industry) experts. For our Berlin clients, this means an honest assessment of which place suits your commute, budget and family, plus a local network of financing providers, notaries and building partners.
