Plot development: dividing and selling plots

A large plot becomes several building plots: planning permission, division, servicing and sale from a single source, for over 20 years in the south-west of Berlin.

For over 20 years, IBV has been developing land in the south-west of Berlin. Sites from 1.000 m² become building plots of 500 m² and above, open to any builder: assessed, divided, serviced and marketed. Our largest project to date: 27 hectares on the edge of Teltow's Musikerviertel (Musicians' Quarter), divided into 330 plots together with Deutsche Post Immobilien.

What plot development means

Plot development, also known as subdivision or parcelling, means dividing an existing plot into several independent building plots. It involves far more than a line on a site plan: the new plots need water, electricity, heating and telecommunications, usually their own access road or private road, and they must be laid out in planning terms so that building is actually permitted on them. We plan this with surveyors, civil engineering contractors and utility providers from the region, and manage the process through to the sale of the finished plots.

What we clarify beforehand

Anyone wishing to turn agricultural land into building land, and building land into proceeds, has to navigate the German Building Code (Baugesetzbuch), the zoning plan and municipal by-laws. Before you decide, we provide you with a reliable basis: the value of the plot in its current state and after development, the use permitted under planning law, the existing planning rights and the surrounding development to which the authority will refer. We obtain the documents the planning office requires: cadastral district and parcel number, outline and boundaries, encumbrances such as rights of way or utility easements, and data on the neighbouring land.

Our process

  1. Needs analysis: What do you want to achieve: sell, build yourself, or keep part of the land?
  2. Condition of the plot: shape, topography, contaminated land, servicing situation, trees and protected areas.
  3. Concept: a use or change-of-use concept with options for the division and an initial feasibility calculation.
  4. Zoning plan: monitoring and assessing ongoing procedures, and liaising with the municipality and the building authority.
  5. Cost estimate: servicing, surveying, fees, notary and marketing, set against the expected proceeds.
  6. Implementation and sale: coordinating the specialist contractors, preparing the notarial completion and marketing the plots to self-builders and private clients.

Why trust matters here

Plot development often takes several years, from the initial assessment to the last plot sold. Owners and developers must be able to rely on one another throughout that time. We would be glad to present our projects to you in person, including the figures behind them.
