What Is My Property Worth? Valuation and Asking Price in the South-West of Berlin

The question of value comes at the start of every sale. The answer helps determine whether a property quickly finds the right buyer or sits on the portals for months and is ultimately sold at a discount. A credible asking price is not a wish figure but the result of a transparent valuation: land value, comparable sales data, condition, location and the buyers' financing conditions. This article shows how this works in the south-west of Berlin and the surrounding area, and what an IHK-certified valuation can achieve.

Three Figures That Are Often Confused

Three terms are often mixed up in conversations about selling. The market value, also called the open market value (Verkehrswert), is the price that could probably be achieved on the valuation date in the ordinary course of business. The asking price is the figure in the exposé (property brochure), that is, a deliberate positioning in the market. The purchase price, finally, is the one stated in the notarised contract. The valuation committees do not report how far asking prices and purchase prices differ on average in our region; there are no reliable official figures on this. Experience shows, however: the closer the asking price is to the demonstrable market value, the calmer and shorter the marketing process. An asking price set too high is usually corrected later through price reductions, which prospective buyers notice closely.

What “IHK-Certified” Means and What It Does Not

The term is used in different ways in the market, so let us be open about it: an IHK-certified valuation is based on a certificate from the IHK (Chamber of Industry and Commerce) confirming training in property valuation. It demonstrates methodological knowledge and is a solid basis for deriving an asking price for a sale. However, it is neither a public appointment nor a personal certification under DIN EN ISO/IEC 17024, and it does not replace an expert report that will stand up in court.

Publicly appointed and sworn experts are examined by the IHK, their appointment is generally limited to five years, and under Section 404(2) of the German Code of Civil Procedure (Zivilprozessordnung) courts are to give them preference (IHK Dortmund). If a value must hold up in court, before the tax office, in a dispute between heirs or in a divorce, we recommend a market value report by such an expert. You should agree the fee in writing in advance. If you have inherited a house, for example, you will find further considerations in the article Inherited house in Zehlendorf or Lichterfelde.

Three Methods, One Plausible Result

Every professional valuation is based on the German Property Valuation Ordinance (ImmoWertV 2021), which provides for three methods:

  • Comparison method: This derives the value from prices actually paid for similar properties. For owner-occupied flats and standard detached houses in well-documented locations, it is usually the key method.
  • Income method: This is based on the rents that can be sustainably achieved. It is used mainly for let apartment buildings and investment properties.
  • Cost method: Land value plus the value of the buildings, adjusted to market conditions. It helps with individual detached houses for which there are few direct comparisons.

A good valuation does not rely on a single calculation but checks the result against a second method and against the current supply on the market.

Standard Land Values: The Foundation in the South-West

For houses and plots, the land value is often the largest single item. The valuation committees publish standard land values (official reference values) free of charge via BORIS Brandenburg and BORIS Berlin. For 2026, the district of Potsdam-Mittelmark reports unchanged ranges compared with 2025: in Kleinmachnow the values lie between 450 and 1.250 €/m², in Stahnsdorf between 400 and 700 €/m², and in Teltow between 280 and 700 €/m². In the district of Teltow-Fläming, the standard land value for 2026 was raised in 16 zones and lowered in 13 in the Berlin surrounding area; in Großbeeren it rose from 400 to 410 €/m², while in the town centre of Ludwigsfelde it remained at 480 €/m² (Teltow-Fläming valuation committee). In Potsdam, an average of 535 €/m² was paid in 2025 for building land for private homes free of development charges (City of Potsdam, May 2026).

Important: a standard land value is an average for a typical plot in a zone. Shape, size, development potential, servicing or a possible division of the plot can shift the actual value noticeably. You can read about how house prices have developed in the three neighbouring towns in House prices in Teltow, Kleinmachnow and Stahnsdorf 2026.

Market Situation 2026: Stable Prices, More Expensive Money

The Berlin side also shows a calm market. According to the Property Market Report 2025/2026, prices remained stable in almost all sub-markets (Senate Department, July 2026). Detached and two-family houses cost an average of around 3.830 €/m² of value-relevant gross floor area across Berlin, an increase of 1 per cent; the highest level was reached in the district of Grunewald at 9.650 €/m² of living space. In the first quarter of 2026, the valuation committee recorded 555 sales of detached and two-family houses, 8 per cent fewer than in the same period of the previous year, with almost unchanged prices.

Another factor limiting the asking price is the buyers' budget. According to Dr. Klein, the best rate for a ten-year fixed interest period was an effective 4,09 per cent on 26.10.2026, compared with 3,38 per cent a year earlier; since July, mortgage rates have risen by about 0,8 percentage points. The average at the beginning of October 2026 was 4,44 per cent (Statista). Every tenth of a percentage point changes the monthly repayment and thus the purchase price that prospective buyers can finance. From Market Value to Asking Price

The asking price emerges from these building blocks in several steps:

  • Documents: Land register extract, cadastral map, building plans, living space calculation, energy performance certificate and proof of modernisation work.
  • Viewing: Condition, fittings, layout and micro-location can only be assessed on site.
  • Valuation: Land value and the appropriate method, cross-checked with a second approach.
  • Market comparison: Comparison with current listings and completed sales in the same location.
  • Positioning: Setting the asking price and an honest review of the response in the first few weeks.

Our own portfolio shows how large the differences can be even within a single town: as of 26.10.2026, we have nine properties on offer in Teltow, eight of them for sale, with prices from 335.000 to 849.000 euros. Flat per-square-metre prices from online calculators barely reflect this spread. The entire process through to signing at the notary is described in Selling a house in Teltow: from valuation to notary appointment; you will find an overview of how we support you under Selling a property.
