Selling a house in Teltow happens in several stages. It begins with a reliable valuation and ends with the signing of the contract at the notary's office. In between come documents, the energy performance certificate, marketing and the vetting of prospective buyers. This article sets out the steps in the order in which they arise in practice, and gives the figures that are documented for Teltow as of autumn 2026.
Step 1: Establish the market value reliably
The starting point is the question of what the house can achieve on the market. A first official reference is the standard land value (official reference value). As at the reference date of 1 January 2026, the valuation committee for the district of Potsdam-Mittelmark gives a range of 280 to 700 €/m² for Teltow, unchanged from the previous year. By comparison, in Kleinmachnow the range is 450 to 1.250 €/m², and in Stahnsdorf 400 to 700 €/m² (Landkreis Potsdam-Mittelmark, standard land values 2025 and 2026).
However, the land value is only one part of the overall value. Year of construction, condition, living area, layout and any modernisation work determine what a buyer is prepared to pay for the building. For actual purchase prices, the state's property market report offers some guidance: according to the 2024 data, detached single- and two-family houses in Teltow sold for an average of 716.000 euros (Volksstimme, July 2025). Asking prices on ImmoScout24 averaged 4.312 €/m² of living space in the third quarter of 2026. These are advertised prices, not completion prices; the price actually achieved may differ from them in negotiations.
An asking price that is set too high generally prolongs the marketing period and often leads to renegotiation later on. A sound property valuation combines land value, the condition of the building and current comparable sales. Step 2: Put together all the documents
Missing documents are one of the most common reasons why a sale is delayed. Prospective buyers and their banks will ask for them at the latest before a financing commitment is given. You should have the following documents ready early on:
- current land register extract
- cadastral map or extract from the land registry cadastre
- building permit, building plans and calculation of living area
- valid energy performance certificate
- proof of modernisation work, such as invoices for the roof, heating or windows
- details of registered land charges and outstanding loans
- for inherited properties: certificate of inheritance or notarial will with the record of its opening
With older houses in particular, building documents are sometimes missing. They can often be obtained from the building records archives, but this takes time. If you start early, you can launch marketing without any gaps.
Step 3: Energy performance certificate and marketing
The key figures from the energy performance certificate belong in the property advertisement from the outset. At the latest at the viewing, you must present the certificate without being asked; failure to do so can result in a fine. A demand-based certificate is mandatory for buildings with fewer than five units whose building application was submitted before 1 November 1977 and which have not been upgraded to the standard of the 1977 Thermal Insulation Ordinance. According to advice sources, a consumption-based certificate costs around 80 to 150 euros and a demand-based certificate around 300 to 500 euros (maklersieger.de, 2026). The version of the building energy legislation in force at the time of sale is always the one that applies.
What matters for marketing is who the house appeals to. Teltow is attractive to many Berlin families who want to move to the south-west of Berlin: the S25 and S26 run from Teltow Stadt to Potsdamer Platz in around 30 minutes, and the RB22 connects to Potsdam. An exposé (property brochure) with meaningful photos, floor plans and an honest description of the condition saves you viewings that do not lead to a sale. You can read more about the location on our page on Teltow, and about the target group on Raus aus Berlin.
To put the market in context: IBV currently lists nine properties in Teltow, eight of them for sale, with prices from 335.000 to 849.000 euros (as at 26.10.2026). You can find the current listings under Properties.
Step 4: Vet prospective buyers and their financing
Financing conditions determine which prices buyers can afford. According to Dr. Klein, the best effective rate for a ten-year fixed term was 4,09 per cent on 26.10.2026, up by about 0,8 percentage points since July. Finanztip gives figures for ten-year loans at the end of October 2026 of mostly between 4,4 and 5,0 per cent, depending on terms and equity. In Brandenburg there is also real estate transfer tax of 6,5 per cent (Finanzamt Brandenburg), which the buyer normally pays. On a purchase price of 700.000 euros, that comes to 45.500 euros, payable on top of the purchase price.
For sellers, this means: before the notary appointment, ask to see a confirmation of financing from the bank. A simple self-declaration is not enough. This way you avoid a sale falling through on financing after several weeks.
Step 5: Purchase contract, notary appointment and costs
Once both parties have reached agreement, the notary drafts the purchase contract. The draft is sent in advance to buyer and seller so that both can review it. Among other things, it covers the purchase price, due date, handover date, liability for defects and the deletion of existing land charges. It is important to know that the notary is not obliged to check the content of the energy performance certificate. Responsibility for accurate information remains with the seller. How long it takes from the appointment to payment and the transfer of title in the land register depends on any approvals required and on processing times at the land registry.
Notary and land register costs are, as a rule, borne by the buyer (§ 448 (2) BGB, German Civil Code). The seller typically remains responsible for:
- the cost of the energy performance certificate
- the cost of deleting old land charges
- where applicable, an early repayment charge if an existing loan is paid off early
- their own share of the estate agent's commission: if both sides instruct the agent, the commission for detached and semi-detached family homes has been split equally since December 2020 (§ 656c BGB)
Whether tax is payable on a gain from the sale depends, among other things, on how long you have owned the property and whether you have lived in it yourself. You should clarify this with a tax adviser before signing the contract.
