If you want to sell a house in Teltow, Kleinmachnow or Großbeeren, you will often hear that Berlin buyers are currently flooding into the surrounding area. The official figures paint a more sober picture. Prices in the nearby surrounding area are stable, mortgage rates have risen since July, and fewer houses are being sold in Berlin. It is more accurate to speak of a shift in demand. For sellers, this is not bad news, but it does call for careful pricing.
What the official figures show
In Berlin, the market for detached and two-family houses has shrunk. According to the Berlin valuation committee (Gutachterausschuss für Grundstückswerte), around 1.185 such houses were sold in the first half of 2026, compared with 1.246 in the same period last year. That is a decrease of 5 per cent. Over the same period, transaction volume fell from 758,7 to 708,7 million euros, a drop of 7 per cent. The number of building plots sold for houses fell by 16 per cent. According to the 2025/26 market report (press release of 31.07.2026), prices themselves are almost unchanged. The committee cites around 3.830 euros per square metre of value-relevant gross floor area, a slight increase of 1 per cent. This figure relates to gross floor area and cannot be compared directly with prices per square metre of living space.
The picture is similarly calm in the surrounding Brandenburg area. According to the 2025 review by the State of Brandenburg (published in July 2026), prices in the high-priced commuter belt have remained stable. They have risen in towns further away from Berlin. A building plot for a detached house in the Berlin surrounding area cost an average of 318 euros per square metre (2024: 316 euros). Total purchase prices for detached and two-family houses remained almost unchanged.
The district of Teltow-Fläming, which includes Großbeeren and Ludwigsfelde, shows more movement. According to the 2025 property market report of the local valuation committee, 453 detached and two-family houses were sold, 11,3 per cent more than in the previous year. Transaction volume in this segment rose by 14,2 per cent to 160,5 million euros.
In the interest of honesty, one point should be made: these sources do not show how many households are currently moving from Berlin to Teltow, Kleinmachnow or Stahnsdorf. We do not have current migration figures.
Why it is still worth looking beyond the city limits
If you are looking for a house in Berlin, you will find fewer sales and significantly fewer building plots sold. For many buyers, the surrounding area is therefore an obvious complement, especially where transport links are good. From Teltow Stadt, the S25 and S26 take around 30 minutes to reach Potsdamer Platz. From Großbeeren and Ludwigsfelde, regional trains reach Südkreuz in about 20 to 25 minutes. In Kleinmachnow, bus routes 620 and 622 take commuters to the S1 in Zehlendorf and the S7 in Wannsee. If you are coming from the city, you will find an overview under Leaving Berlin.
There are, however, counterarguments that buyers from Berlin are well aware of:
- Real estate transfer tax: In Brandenburg it has been 6,5 per cent since 1 July 2015, in Berlin 6,0 per cent since 1 January 2014. On a purchase price of 800.000 euros, buyers in the surrounding area therefore pay 4.000 euros more (our own calculation).
- Transport projects with an open timetable: The extension of the S25 to Stahnsdorf has been in the preliminary design and approval planning stage since 16 March 2026. According to the municipality of Stahnsdorf, the documents are due to be submitted to the Federal Railway Authority (Eisenbahn-Bundesamt) at the end of 2027. There is also local opposition to the project. No opening date has been set.
For sellers in Stahnsdorf, this means: the planned S-Bahn is a topic of conversation, but not a value factor that you should build into the price today.
Interest rates set the framework
The most important influence on demand currently comes not from Berlin but from the capital market. According to the finance broker Dr. Klein (26.10.2026), mortgage rates have risen by around 0,8 percentage points since July. The best rate for a ten-year fixed-rate period was 4,09 per cent, compared with 3,38 per cent a year earlier. Dr. Klein expects stable to slightly rising rates, with the best ten-year rate between 4,0 and 4,5 per cent. Other providers cite higher average values, depending on the calculation method.
What this means in practice: on a loan of 600.000 euros, an interest rate that is 0,7 percentage points higher means around 4.200 euros in additional interest in the first year (our own calculation). Many buyers therefore calculate more tightly, compare more thoroughly and react sensitively to prices that cannot be justified.
What this means for sellers
There is demand from Berlin, but it does not replace a realistic valuation. Several clear conclusions follow from the market situation:
- Base your price on verifiable values: With stable prices and higher interest rates, overpriced listings have little tailwind. A well-founded property valuation based on comparative data is the solid foundation.
- Address Berlin buyers specifically: Set out journey times, transport links and the higher real estate transfer tax openly. Anyone who knows the comparison with Zehlendorf or Lichterfelde appreciates clear, verifiable information.
- Have your documents complete early: Banks examine applications more closely when interest rates are higher. The land register extract, plot map, building plans, living space calculation and energy performance certificate should be available before marketing begins. Our article Selling a house in Teltow describes the process in detail.
- Present the condition honestly: Buyers factor modernisation costs into their financing. Transparency prevents late price renegotiations.
- Take local differences into account: Teltow, Kleinmachnow and Stahnsdorf are not aligned in terms of price. You will find guidance on this under House prices in Teltow, Kleinmachnow and Stahnsdorf.
