House prices in Teltow, Kleinmachnow and Stahnsdorf: What the market shows in 2026

If you are looking to sell or buy a house in Teltow, Kleinmachnow or Stahnsdorf in autumn 2026, you will find a market that is moving sideways: the official standard land values (official reference values) are unchanged on the previous year, portal asking prices are broadly at last year's level, and mortgage rates have risen noticeably since July. This article puts the reliable figures into context, sets out their limitations and explains what they mean for property owners.

Standard land values 2026: stagnation after the correction

The most reliable public indicator of land value is the standard land values (official reference values) set by the valuation committee. As at the reference date of 01.01.2026, the Potsdam-Mittelmark district gives the following ranges for residential building land in its press release:

These ranges are identical to those as at 01.01.2025. A year earlier, by contrast, there had still been reductions: according to the district, as at the 2025 reference date individual zones in Stahnsdorf fell from 600 to 550 and 500 €/m² respectively, while in Güterfelde-Kienwerder and Teltow they fell from 600 to 550 €/m². The picture is therefore one of a correction followed by stabilisation, not of a new upswing.

An important point of context: standard land values are average values for zones. They say nothing about the condition of a house, the shape of the plot, development potential or the location within the zone. The wide range in Kleinmachnow shows how much values can vary within a single municipality.

Asking prices for houses: a guide, not a purchase price

Many people turn to property portals for house prices per square metre. These figures are based on advertised asking prices, not on prices actually paid. They show what sellers are asking, not what buyers end up paying.

  • ImmoScout24 reports an average of 4.312 €/m² for houses in Teltow and 4.096 €/m² in Stahnsdorf (Potsdam-Mittelmark district overview, as at October 2026).
  • For Kleinmachnow, ImmoScout24 gives an average of 5.617 €/m² in the third quarter of 2026, around 2 per cent lower than in the third quarter of 2025.

The pattern matches the standard land values: Kleinmachnow is well above Teltow and Stahnsdorf, while its two neighbours are at a similar level. For setting a specific price, such averages are of limited use. A renovated period property in Kleinmachnow and a 1990s terraced house in Stahnsdorf end up in the same statistics, even though their buyer groups have hardly anything in common.

Comparison: Potsdam and the south-west of Berlin

For Potsdam, actual purchase prices are available. According to the 2025 Land Market Report (city press release of 18.05.2026), detached single- and two-family houses including the plot cost an average of 804.000 euros in 2025, semi-detached houses 594.000 euros and terraced houses 565.000 euros. In the previous year's report the figures were 808.000, 548.000 and 632.000 euros. The trend is therefore mixed, depending on the type of house. Building land ready for development for private homes cost an average of 535 €/m² in Potsdam in 2025.

In Berlin, the Senate Department for Urban Development reports, in its press release of 31.07.2026 on the 2025/2026 Property Market Report, significantly higher sales volumes and turnover with prices largely stable. For single- and two-family houses across the city, the valuation committee gives an average purchase price of around 3.830 €/m² of value-relevant gross floor area, an increase of about 1 per cent. The highest level is reached in Grunewald at an average of 9.650 €/m² of living space, with a virtually unchanged trend. The two figures refer to different definitions of floor area and cannot be compared directly with the portal figures for the surrounding area.

Mortgage rates: the factor currently holding buyers back

More than prices, it is financing that has changed in 2026. According to Dr. Klein, the best effective rate for ten-year loans was 4,09 per cent in October 2026, compared with 3,38 per cent a year earlier. Mortgage rates have thus risen by about 0,8 percentage points since July; for the end of the year, Dr. Klein expects a best rate of between 4,0 and 4,5 per cent. Finanztip gives 4,4 per cent for a ten-year fixed rate (as at 25.10.2026) and observes that rates fell slightly again in October for the first time.

A simple calculation shows what this means: on a loan of 500.000 euros, an increase of 0,7 percentage points in the interest rate adds roughly 3.500 euros of interest in the first year. Many prospective buyers are therefore calculating more tightly, negotiating harder and examining properties more closely, for example in terms of energy efficiency.

What this means for property owners

A stable market is not a bad market for sellers, but it is one that is unforgiving. In our experience, overpriced asking prices lead to long marketing periods and later price reductions, which prospective buyers notice. Realistically priced, well-documented houses, on the other hand, continue to find buyers.

To put our own market presence in context: IBV Immobilien currently (as at 26.10.2026) has eight properties for sale in Teltow, priced between 335.000 and 849.000 euros. There are also properties in Zehlendorf and Steglitz, among other places. These listings do not reflect a market average, but they do show the range in which properties in the region are priced. You will find an overview under current properties.

It remains unclear how demand and interest rates will develop next year. Reliable price forecasts for individual municipalities cannot be derived from the available data. What can be relied on, however, is the valuation of an individual property based on standard land value, comparable sales, condition and location.
