Modern apartment building with balconies: rental flats in Teltow and Kleinmachnow

Letting in Kleinmachnow and Teltow: Achievable Rents and Tenant Selection in 2026

If you want to let a flat or house in Kleinmachnow or Teltow, you face two questions: what rent is realistic, and what rent is permitted? Since 1 January 2026, the rent cap (Mietpreisbremse) has applied in both towns. At the same time, the rent figures published by the major property portals differ by a good three euros per square metre. This article puts the numbers into context and shows how a clear process helps you find the right tenant.

What the portals report for Kleinmachnow, Teltow and Stahnsdorf

All of the following figures are asking rents excluding service charges. They are based on advertised prices, not on rents actually agreed, and they are not a rent index. Depending on the portal, the method and the sample, the averages differ considerably:

  • Kleinmachnow: 13,61 €/m² for flats according to ImmoScout24 (Q2 2026), 14 €/m² according to Immowelt (July 2026), 16,40 €/m² according to Homeday and 16,72 €/m² according to miete-aktuell (as of 1 September 2026).
  • Kleinmachnow, houses: 17,82 €/m² according to ImmoScout24 (Q3 2026) and 16 €/m² according to Immowelt (July 2026, range 11 to 24 €/m²).
  • Teltow: 12,73 €/m² for flats according to ImmoScout24 (Q2 2026), 15,84 €/m² according to Engel & Völkers (Q1 2026) and 15,89 €/m² according to miet-check.
  • Stahnsdorf: 12,93 €/m² according to ImmoScout24 (Q2 2026) and 16,70 €/m² according to miete-aktuell.

Despite the spread, two patterns stand out. First, small flats achieve markedly higher rents per square metre: for Kleinmachnow, miete-aktuell reports around 22,95 €/m² for 30 to 39 m², compared with 15,50 €/m² for 60 to 69 m². Second, asking rents are largely stagnating. In Teltow they rose by only about 0.7 per cent within a year according to ImmoScout24, and in Kleinmachnow from 13,56 to 13,61 €/m². If you are budgeting for noticeably rising rents, these figures give you no basis for doing so. Potsdam is different: ImmoScout24 reports an increase there for Q3 2026 from 12,42 to 13,43 €/m² compared with the same quarter of the previous year. An asking rent is not the same as a permitted rent

The Brandenburg Rent Cap Ordinance (Mietpreisbegrenzungsverordnung), adopted by the state cabinet on 25 November 2025, applies from 1 January 2026 to 31 December 2029. In the district of Potsdam-Mittelmark, it covers Kleinmachnow, Teltow and Stahnsdorf, as well as, newly, Nuthetal and Werder (Havel). In Teltow-Fläming, it includes Großbeeren and, newly, Ludwigsfelde, among others. In total, the ordinances now cover 36 towns and municipalities instead of the previous 19 (Brandenburg Ministry of Infrastructure and Regional Planning; Haufe, December 2025). The state justifies including the region by pointing to sharply increased asking rents, a high rent burden relative to household income and continued demand.

For landlords, this means in practical terms:

  • When re-letting, the rent may exceed the local comparative rent by no more than ten per cent.
  • In existing tenancies, the cap on rent increases limits rises to 15 per cent within three years.
  • Exceptions are governed by federal law: flats that were first used and let after 1 October 2014 are exempt from the rent cap. A higher previous rent or comprehensive modernisation may also be relevant (§§ 556e and 556f BGB, the German Civil Code). Whether an exception applies must be assessed case by case.

An advertisement at 16 or 17 €/m² therefore does not prove that this rent is permissible for your flat. Owners in Zehlendorf or Lichterfelde are in a similar position: the Berlin Rent Cap Ordinance of 11 November 2025 also runs until the end of 2029.

The real hurdle: the local comparative rent

The rent cap is tied to the local comparative rent. Potsdam has published a rent index for 2026. For Teltow, Kleinmachnow and Stahnsdorf, our research found no qualified rent index. This means the simplest benchmark is missing. In practice, the comparative rent is then substantiated using comparable flats or an expert valuation report. Portal averages are no substitute; miet-check itself points out that it is not a qualified rent index.

Reliable comparable flats resemble yours in location, size, year of construction, fittings and energy efficiency. The more carefully you document how you arrived at the rent, the better you can justify it to tenants later. A property valuation can also help you assess the rental value of your property on a sound basis.

Who is searching, and how to describe your property

Prospective tenants compare soberly: living space, layout, total costs and accessibility. Concrete details persuade more than adjectives. From Teltow Stadt, the S25 and S26 take about 30 minutes to Potsdamer Platz. From Kleinmachnow, bus routes 620 and 622 take commuters to the S1 in Zehlendorf and the S7 in Wannsee. Facts like these belong in the exposé (property brochure), as do the floor plan, the energy performance certificate and a realistic figure for service charges. For orientation: miete-aktuell gives average service charges of 3,54 €/m² for Kleinmachnow and 3,51 €/m² for Stahnsdorf. Tenants think in terms of total rent, and an advance payment set too low will cause trouble by the time of the first statement at the latest.

Finding the right tenant: a process with clear criteria

The choice shapes years of working together. A structured approach protects you from gut decisions and from mistakes:

  • Set your criteria in advance: move-in date, household size suited to the flat, and a sustainable ratio of income to rent.
  • Bundle viewings: fixed appointments save time and make applicants easier to compare.
  • Request documents in stages: from a data protection perspective, it is advisable to ask only for information needed for the decision, and to request proof such as income statements only from serious applicants after the viewing.
  • Treat everyone equally: characteristics such as origin, religion or age must play no role in the selection (General Equal Treatment Act).
  • Complete the process properly: a written tenancy agreement, a deposit, and a handover record with meter readings and photographs.

Letting it yourself or with professional support

You can let a flat yourself. The effort is often underestimated: determining the rental value, preparing the exposé, reviewing enquiries, conducting viewings and checking documents. There is also the risk of missing the permitted rent. Professional support takes these steps off your hands, but it costs money, which you should weigh against time saved and legal certainty. So far, IBV Immobilien has sold or let eight properties in Teltow and three in Kleinmachnow (as of 26 October 2026). We currently have one rental property on offer in Teltow; you can find current listings under Rental listings. How we support lettings is described on our page Letting.

Your next step: have the rental value of your flat or house in Kleinmachnow, Teltow or Stahnsdorf assessed on the basis of comparable properties before you place an advertisement. To arrange a no-obligation conversation, use our contact page or visit our office in Teltow. Please note: this article does not replace legal advice. Whether an exception to the rent cap applies or a clause in a tenancy agreement is valid should be clarified case by case with a solicitor or a tenants' or landlords' association.
