Detached Houses in Potsdam-Mittelmark: Interest Rates, Demand and Supply in 2026

Mortgage rates have risen noticeably since summer 2026. Even so, the official figures for the property market in the district of Potsdam-Mittelmark show more purchase contracts and higher turnover for 2025. For owners of detached houses in Teltow, Kleinmachnow and Stahnsdorf, this makes for a mixed picture: demand is documented, but prospective buyers are once again calculating more carefully. Here is an overview of interest rates, demand and supply as at the end of October 2026.

Interest rates: sharp rise since July, slight easing in October

According to the finance broker Dr. Klein, mortgage rates have risen by around 0,8 percentage points since July 2026. The best rate for loans with a ten-year fixed-rate period was 4,09 per cent as at 26.10.2026, compared with 3,38 per cent in October 2025. As at 15.10.2026, Interhyp quotes effective interest rates for ten-year loans of 4,19 per cent for a loan-to-value ratio below 70 per cent, 4,30 per cent at 80 per cent and 4,56 per cent above 90 per cent. Buyers who bring a lot of equity therefore still finance on noticeably better terms than those with limited funds.

As at 25.10.2026, Finanztip reports that mortgage rates fell slightly in October for the first time after rising since the beginning of July. Dr. Klein's expert panel expects stable to slightly rising rates by the end of the year, with a best rate of between 4,0 and 4,5 per cent for ten-year loans. These assessments do not point to a return to last year's terms, although reliable interest rate forecasts do not exist in principle.

A simple calculation shows what the rise means in practice: on a loan of 500.000 euros, an increase of 0,71 percentage points means roughly 3.550 euros more in interest in the first year, or just under 300 euros a month. For many prospective buyers, this difference feeds directly into the question of what purchase price they can afford.

Potsdam-Mittelmark: more contracts, higher turnover

On 23.04.2026, the valuation committee for the district of Potsdam-Mittelmark deliberated on the 2025 property market report. According to the state report of the Upper Valuation Committee, a total of 2.652 purchase contracts were registered in the district in 2025, 4 per cent more than the year before. Monetary turnover rose by 8 per cent to 806 million euros, while turnover in terms of land area fell by 24 per cent to 2.565 hectares. According to the district report, developed plots, which include detached houses, accounted for 43,4 per cent of transactions, and undeveloped building plots for 14,1 per cent.

More money for less land initially shows only that the structure of sales has shifted. It does not, on its own, allow any conclusion about house prices. Across the state, the Upper Valuation Committee sums up 2025 under the heading “Prices for owner-occupied homes are stable”, with around 27.000 purchase contracts (up 7 per cent) and monetary turnover of around 7,2 billion euros (up 13 per cent).

Important for putting this in context: these figures describe 2025, that is, the period before the rise in rates in summer 2026. At the time of going to press, no interim analysis for the first half of 2026 was available for the district. For how house prices have developed in individual municipalities, read our article House prices in Teltow, Kleinmachnow and Stahnsdorf. The district report was corrected on 07.08.2026; the current version is the authoritative one.

A look beyond the district boundary

In the state capital Potsdam, the number of purchase contracts rose by 29 per cent to 1.249 in 2025, according to the city's press release no. 212 of 18.05.2026, returning to the level of 2022. According to the city, purchases of owner-occupied flats and houses contributed significantly to this recovery. Building land for houses, free of development charges, cost 535 euros per square metre on average. According to the market report, turnover by land area for detached and semi-detached houses and villas grew by 88 per cent to 26,4 hectares.

In the district of Teltow-Fläming, which includes Ludwigsfelde and Großbeeren, the valuation committee registered 453 transactions for freestanding detached and two-family houses in 2025 (up 11,3 per cent) and monetary turnover of 160,5 million euros (up 14,2 per cent).

In Berlin, according to the Senate Department (press release of 31.07.2026), turnover for detached and two-family houses in 2025 rose by 7 per cent in terms of number and by 8 per cent in terms of value. The average purchase price was around 3.830 euros per square metre of valuation-relevant floor area, a slight increase of 1 per cent. In the first quarter of 2026, the number of transactions fell by 8 per cent to 555, while the price trend remained almost unchanged. At the top end is Grunewald, averaging 9.650 euros per square metre of living space. For Berliners considering a move to the south-west, the surrounding area therefore remains a relevant alternative, particularly with higher financing costs.

Supply: what can be measured and what cannot

The valuation committees' market reports record completed purchase contracts, not the number of listings or the time properties take to sell. There are no reliable official figures on the supply side for Potsdam-Mittelmark in a comparable form. Asking prices on property portals are, moreover, not the prices actually achieved.

As a snapshot: as at 26.10.2026, IBV Immobilien has nine properties on offer in Teltow, eight for sale and one to let. Purchase prices range from 335.000 to 849.000 euros across various property types. This is a small sample and not a representative market indicator. What this means for owners

The figures do not point to a collapsing market, but neither do they suggest that properties sell themselves. For owners in Kleinmachnow, Stahnsdorf and Teltow who are considering a sale, this gives rise to a few practical points:

  • Base the asking price on actual comparable values and the condition of the house, not on listings or peak figures from the previous year.
  • Bear buyers' ability to finance in mind: with a high loan-to-value ratio, interest rates are considerably higher according to Interhyp, which limits the pool of interested buyers.
  • Have documents such as the energy performance certificate, land register extract, building encumbrance information and floor plans fully ready before the property goes on the market, so that bank checks are not delayed.
  • Consider alternatives: if you do not have to sell, you can also consider letting or, for large plots, plot development.

The risk lies mainly in how interest rates develop: if mortgage rates continue to rise, negotiations are likely to take longer. If they stay within the forecast range, the documented demand from 2025 provides a solid basis. There is no guarantee of a particular price or sale date in any scenario.
